The hotel investment landscape: choose the structure before the brand

Vikram Aditya Singh

Some Thought Starters not absolute truths:-

The flag on the roof is not the investment thesis.
India’s hotel development landscape now offers six distinct structures — HMA, Franchise, Third Party Management, Soft Brand, Market Aggregator, Owner Operator. Each a different answer to the same three questions: who controls the asset, who captures the revenue, and who bears the consequence when things go wrong.
Most owners never ask all three. They chase the brand, sign the tenure, and discover the structure only when it becomes inconvenient.
The asset-light model is not inherently virtuous. Full ownership is not inherently prudent. What matters is alignment — between the development model, the capital stack, the market position, and the operator’s actual incentive to perform.
Twenty-eight years in this industry, across four continents, on both sides of the HMA table, has taught me one thing with certainty: the deal that looks clean on signing rarely is.
The structure is everything. Choose your model before you choose your brand.
At Excelsior Asset Management, this is precisely the work we do — on behalf of owners who understand that intelligence, not instinct, protects capital.
Happy to talk specifics.
