CAGR for asset managers

Vikram Aditya Singh

What is CAGR?
Compound Annual Growth Rate (CAGR) represents the mean annual growth rate of an investment over a specified period longer than one year. Unlike simple averages, CAGR accounts for compounding effects, giving you the “smoothed” annual growth rate.
The Formula:
CAGR = (Ending Value / Beginning Value)^(1/Number of Years) - 1
Excel Made Easy:
Use the RRI function: =RRI(periods, present_value, future_value)
Real Hospitality Examples:
🏨 RevPAR Growth Analysis
• 2020 RevPAR: $85
• 2024 RevPAR: $125
• Excel: =RRI(4, 85, 125) = 10.1% CAGR
• Insight: Strong recovery trajectory post-pandemic
🏢 Asset Value Appreciation
• 2019 Property Value: $15M
• 2024 Property Value: $22M
• Excel: =RRI(5, 15000000, 22000000) = 8.0% CAGR
• Insight: Outpacing real estate market averages
💰 EBITDA Performance
• 2021 EBITDA: $2.1M
• 2024 EBITDA: $3.8M
• Excel: =RRI(3, 2100000, 3800000) = 22.1% CAGR
• Insight: Exceptional operational efficiency gains
Why CAGR Belongs on Every Senior Leadership Dashboard:
✅ Normalizes Volatility: Smooths out year-over-year fluctuations
✅ Enables Benchmarking: Compare performance across different time periods and assets
✅ Forecasting Power: Project future performance based on historical trends
✅ Investment Decisions: Evaluate acquisition opportunities and capital allocation
✅ Stakeholder Communication: Single metric that tells the growth story
Key Deductions for Leadership:
• CAGR > 15%: Exceptional performance, investigate scalability
• CAGR 8-15%: Solid growth, maintain strategic focus
• CAGR 3-8%: Market-level performance, explore optimization
• CAGR < 3%: Underperforming, immediate intervention required
Pro Tip: Always analyze CAGR alongside absolute values. A 50% CAGR on $100K revenue is less impressive than 15% CAGR on $10M revenue.
The Bottom Line: CAGR transforms complex multi-year performance into one powerful number that drives strategic decisions. Master it, and you master the language of growth.
