NPV for hospitality professionals
NPV stands as one of the most reliable quantitative tools for investment appraisal, providing objective analysis for complex financial decisions.
What is NPV?
NPV measures the difference between present value of future cash inflows and initial investment. It answers: “Will this project create or destroy shareholder value?”
Formula: NPV = Σ [Cash Flow ÷ (1 + r)^t] - Initial Investment
Why WACC as Hurdle Rate?
Your WACC (8.04% from previous post) becomes the discount rate—any project below WACC destroys value.
Hotel Case Study: Rooftop Restaurant Addition
Initial Investment: ₹2 Crores
Project Life: 5 years
WACC: 8.04%
Annual Cash Flows:
Year 1: ₹60 Lakhs
Year 2: ₹70 Lakhs
Year 3: ₹75 Lakhs
Year 4: ₹80 Lakhs
Year 5: ₹85 Lakhs
Excel Method
Setup:
A1: Year | B1: Cash Flow
A2: 1 | B2: 6000000
A3: 2 | B3: 7000000
A4: 3 | B4: 7500000
A5: 4 | B5: 8000000
A6: 5 | B6: 8500000
Formula: =NPV(8.04%, B2:B6) - 20000000
CRITICAL Warning
Excel’s NPV calculates Gross Present Value only. Always subtract initial investment separately for True NPV.
Results
Present Value: ₹2.75 Crores
Less Investment: ₹2.00 Crores
NPV: ₹75 Lakhs
Decision Framework
NPV > 0: Accept (creates value)
NPV = 0: Indifferent
NPV < 0: Reject (destroys value)
Result: +₹75 Lakhs → ACCEPT
Applications
• Room renovations
• F&B additions
• Technology upgrades
• Energy projects
• Acquisitions
Bottom Line
NPV transforms decisions into data-driven choices. Combined with WACC, it ensures capital allocation creates measurable stakeholder value.
